During 2002, I served as President of the Falls at Mason Creek Home Owners Association in Winston Georgia. Our Board of Directors consisted of three directors including myself.
After reviewing the credentials of several Association management organizations, we selected Carter in early 2002 to manage the day to day operations of our Association. Ben Carter was assigned this task and I got to know Ben very well during that period.
Ben did an excellent job for the Falls. He was always responsive to our requests. He handled complaints from the homeowners tactfully at all times. Similarly, when he or one of the homeowners found a violation of our By-laws or covenants, he moved forward quickly to get the problem sorted out. He uses a gentle approach to start but if the problem is not corrected, Ben will bring pressure to bear on the violator. When a fine is deemed necessary, Ben always runs these by the BOD for their final decision to move forward.
2002 was the first year that the Falls relied upon an Association management organization to oversee our operation. Overall, the work done by Ben was viewed as excellent and our relationship with Carter was continued through 2003.
I would strongly endorse Ben Carter as a property manager who gets the job done. He does it in a nice way too.

I was recently the President of Middlebrooke Community Association, Inc., a relatively new community in Cherokee County. We hired Ben Carter in late 2005 to serve as our community’s second management company. Ben replaced a management company that was originally employed by our community’s developer, and that left our community in very poor order. Ben approached the daunting task of “righting our ship” in an orderly, consistent and tactful manner. He was able to guide us in installing systems and protocol in order to effectively manage our association.
